A different way to buy a home
Denied a Mortgage? You May Still Have Options.
A bank's no isn't always the end of the road. Our seller financing has its own guidelines, so buyers a traditional lender turned down can sometimes still buy a home in Texas.
Where our guidelines differ
Credit from 560
We consider scores below many traditional mortgage cutoffs.
Flexible income proof
W-2s, 1099s, tax returns, or bank statements and P&Ls if you're self-employed.
ITIN buyers welcome
No Social Security number required.

What you'd need
Our program has its own requirements. Being denied elsewhere doesn't mean you'll qualify here, but many buyers do.
- Credit score
- From 560 (ITIN buyers can qualify without a score)
- Down payment
- From 10%, depending on your credit, income documentation, and the home's price
- Income
- Steady income you can document
- The home
- Single-family homes, townhomes, and condos in Texas, priced $150,000–$3,000,000
- Occupancy
- Must be your primary residence (no investment properties)
- Loan
- 30-year fixed
General program terms, not an offer. Final rate, payment, and terms are based on approval. Higher-priced homes may need a larger down payment.

Questions after a denial
Our program uses its own guidelines: credit scores from 560, income documented with bank statements or a P&L, and ITIN buyers. If one of those is why a bank said no, you may still qualify with us.
